From historic Pill Hill to homes near Silver Lake and Quarry Hill, a practical look at how Rochester's neighborhoods fit together.
Rochester is a city that rewards a little local knowledge. It counted 121,395 residents in the 2020 Census, up from 106,769 in 2010, and the Census Bureau estimates 124,292 people as of mid-2025. That growth is spread across about 55 square miles, so where you land shapes your daily drive, your weekend routine and, later on, your resale story. Here is how we think about the city when we walk buyers and sellers through it.
Start with the street grid
Rochester street addresses carry quadrant labels: NE, NW, SE and SW. City Hall sits at 201 4th Street SE, Silver Lake Park is at 840 7th Street NE, and Mayo Clinic's Saint Marys campus is at 1216 Second Street SW. Once you know which quadrant a home is in, you have a quick sense of how it relates to downtown, the parks and the hospital campuses.
Pill Hill and the historic southwest
Just southwest of downtown, the Pill Hill Residential Historic District is listed on the National Register of Historic Places. The federal record describes it as roughly bounded by 3rd and 9th Streets and 7th and 10th Avenues SW, with Colonial Revival, Prairie School and Tudor Revival architecture and a period of significance running from 1875 to 1949. In February 2025 the Rochester City Council unanimously approved a local historic designation for the district, which includes 218 properties, 196 of them historically contributing. For owners, that local designation matters: it adds a layer of review that the National Register listing alone did not provide, so exterior projects deserve planning before you buy or list.
Near the water: Silver Lake and the northeast
Silver Lake Park sits in the heart of Rochester. A 1.8-mile loop circles the lake for walking, running and biking, and the park adds an accessible children's playground, an outdoor pool and a skate park. Giant Canada geese are a familiar sight. Homes within walking distance of the loop tend to appeal to buyers who want to step out the door and onto a trail.
East side and Quarry Hill
On the east side, Quarry Hill Park covers 329 acres with more than eight miles of trails, a restored oak savanna, a limestone fossil quarry and sandstone caves. The City of Rochester owns and manages it with the Friends of Quarry Hill Nature Center. Neighborhoods nearby offer something many buyers do not expect in a city of this size: real woods within a few minutes of downtown.
Southeast and the college campus
Rochester Community and Technical College moved to its southeast campus in 1968, and Winona State University-Rochester's main campus shares that site at 859 30th Avenue SE. Families looking at the southeast often like the mix of campus events, athletic facilities and quick access to the rest of the city.
Trails tie it all together
Wherever you settle, the city's paved trail system, more than 85 miles long, links more than 100 city parks. Rochester's Parks and Recreation department oversees more than 3,500 acres of parkland in all. Ask about trail access on every showing; it is one of the features local buyers ask about most.
Numbers worth knowing
- About 65.1% of Rochester housing units are owner-occupied (Census, 2020-2024).
- The median value of owner-occupied homes was $310,500 for 2020-2024, per the Census Bureau.
- The mean commute is 17.4 minutes, short by most metro standards.
